1st Step: Initial Meeting.

We meet with YOU, our Client, to discuss your vision for your home. This initial meeting will help us understand your goals and project needs.

2nd Step : Proposal

After discovering your project needs in our initial meeting, we will put together a proposal for your review and approval.

3rd Step: You Approve!

When you approve the proposal, we immediately schedule Phase I and start the journey from there!

Residential Design Services (New Home + Home Remodeling)

Our Residential Design Services are provided through the phases outlined below.

PHASE I. Site Analysis + Code Analysis

In order to design your home, we must get to know it first! Phase I begins with a site analysis. We visit the site, take key site measurements and provide a general assessment of site conditions, parking access, easements, adjacent properties, etc.

After the site analysis, we begin our zoning research. We review zoning requirements specific to your lot such as setbacks, height restrictions, allowable square footage, and more! Phase 1 is all about gathering information and identifying the parameters that will help shape the design.

PHASE II. Design Development

Now that we have completed Phase I, we can start the design! In this phase, we work closely with YOU - our client -to develop your vision into a beautiful and functional design. During this phase, we work through space planning exercises, exterior elevation drawings, and 3d visualizations. Phase II is completed when the Client approves the final design and signs off on the design development drawings.

PHASE III. Construction Documents

The design development drawings that were created and approved in Phase II are further developed to include more details and technical information. The T24 team and Structural Engineer will prepare their plans at this time. Phase III is finalized when all the plans (Design, T24, Structural Engineering) are packaged into one Permit Set, ready to submit.

PHASE IV. Plan Check Processing

Once the Permit Set is completed, we proceed to submit it to the City. Most commonly known as “Expediting,” this is the phase in which we address all corrections and comments provided by the regulatory agencies that are reviewing the project. Depending on the scope of work and the location of the project, Phase IV can take several weeks to several months. Phase IV ends when all corrections are completed, and the Building Permit is secured.
